Offer first or close first?

Three ways to line up the two moves. Here they are, plainly.

01
Make a contingent offer

Your offer on the new home depends on this one selling, written on Georgia's sale or lease of buyer's property contingency exhibit. It costs nothing, but in a competitive price range sellers usually take a clean offer instead. It works best where you are the only offer.

02
Close on the new home first

You buy before this house sells, using a home equity line or bridge loan, savings, or a backup purchase program, where a program buyer agrees in writing to buy this house by a set date if it has not sold. Fees and eligibility vary by program. Most lenders will not open a new equity line on a house that is already listed, so that step comes before the sign goes up.

03
Sell first and move once

The cleanest finances: one mortgage, your equity in hand, and a strong offer on the next home. A rent back, written on a temporary occupancy agreement for the seller after closing, lets you stay in this house after it closes until you move.

The buying side has its own page. Start My Buying Plan covers financing, the search and the Buyer Rebate.

Can you carry both?

Can you carry both payments, and for how long?

We start with what this house would net on the open market or as is to competing investors, then put the next home's price, down payment and monthly payment beside it. If you close first, we show how many months of two payments the plan can absorb.

Your lender is your choice, and we represent you the same either way. When you want the financing in the same conversation, our preferred lender can price the bridge loan, the equity line or the new purchase loan while we price the sale.

Closing first is not the right path if the new payment only works once this house sells, if your equity is thin, or if two payments for a few months would strain you. Then selling first usually wins, and we will say so.

Both sides under one roof

The sale and the purchase are one plan, not two.

One timeline.

Two closings, one calendar. We line up the sale, the purchase and the move so you are not paying for a hotel or a storage unit in between.

The financing is in the room.

Our preferred lender is under the same roof, so the bridge loan, the equity line or the new purchase loan gets priced while the sale is being planned, not after. Your lender is your choice, and we represent you the same either way.

No surprise at the appraisal.

We know what a buyer's lender will allow on this house and what yours will allow on the next, so the plan does not fall apart at the appraisal on either end.

A rent back, negotiated.

When selling first is the right call, we negotiate time in the house after closing into the sale contract, so you move once, on a date you chose.

How it goes

Five steps, in the order they happen.

  1. 1You enter your address and tell us about the next move.
  2. 2We price this house's sale and the next home's payment, side by side.
  3. 3Our preferred lender, or yours, confirms what you can carry and how the down payment gets funded.
  4. 4You choose the order: contingent offer, close first, or sell first and move once.
  5. 5Two closings, coordinated by our team, our closing attorney and title partners, on dates that fit each other.
The sale side

This is what you get before you decide anything.

Your Seller Options Report covers the sale side: the price, the repairs, the days to close and the net for each way to sell this house. The purchase side gets its own numbers in step 2. No charge, no obligation.

Questions sellers ask

Straight answers about buying before you sell.

Can I make an offer on a new home before mine is under contract?

Yes. The question is how strong that offer is. A contingent offer is the weakest; a backup purchase program or an equity loan lets you offer without the contingency. We tell you which one the home you want calls for.

What is a rent back?

You sell the house, close, and stay in it for an agreed period after closing, paying the new owner rent or a daily rate. It buys you time to close on the next home and move once. It is negotiated into the sale contract, and we write it carefully.

Do I have to use your preferred lender for the bridge loan or the new purchase?

No. Your lender is your choice, and we represent you the same either way. Our preferred lender is available when you want the financing planned in the same conversation as the sale.

What if my house does not sell by the time the new one closes?

A backup purchase program buys the house on the terms in its written agreement. An equity or bridge loan means you carry two payments until it sells, and an as is sale to competing investors is the fallback. We plan for the miss before you commit.

Does the Buyer Rebate apply when I buy the next home with you?

When you are represented by Close With Coby under a written buyer agreement and the purchase loan is originated through our preferred lender, part of the commission we earn is credited toward your closing costs. The terms, tiers and conditions are on the Buyer Rebate page.

Is a contingent offer a bad idea?

Not always. Where you are the only offer, or the seller needs time anyway, it can work well and it costs nothing. In a competitive price range it usually loses to a clean offer, which is when closing first or selling first earns its cost.
