Showings but no offers means price or condition. No showings means price, photos or exposure. Offers that fall apart means inspection, appraisal or financing. Each one has a fix, and none of them is wait and see.

Buyers are coming and leaving. The house is priced like one that does not need the work it needs, or the first ten seconds inside are losing them. Either the price moves to match the condition, or the condition moves to match the price.
Buyers are scrolling past it. The price is outside what the house photographs like, the photos are not doing the house justice, or the listing is not reaching the agents and buyers who would want it.
Buyers want it and cannot close it. The inspection turned up more than they expected, the appraisal came in low, or the buyer's lender found a problem. We read all three for a living, and each one has a different fix.
Not sure which one you have? Send us the address and the showing feedback. We will tell you.
Price: if the house is priced above the last three sales like it, it will sit no matter what else you do, and every week it sits costs you a payment and a little more leverage.
Presentation: photos, clutter, smell, light and the first ten seconds. These are cheap to fix and expensive to ignore.
Buyer pool: if the house needs work, it is being shown to the wrong buyers. Investors buy houses that need work, they compete for them, and they do not ask you to fix anything first.
If the repairs buyers keep asking for cost more than you want to spend, another price cut is not the answer. Our contractors price the list so you know the real number.
An as is listing marketed to the investors on our list often nets more than a cut plus months of payments, because several buyers bidding set the price, not one.
Every month on the market is a mortgage payment, taxes, insurance and upkeep. The Options Report puts those costs on the page next to each way to sell.
Relist on the open market with a new plan, go to the investors, or wait. We put the numbers in front of you and tell you what we would do. The decision stays yours.
Still under a listing agreement with another brokerage? Check its end date first. We do not interfere with another agent's listing, and we are glad to talk once it has expired.
Both paths on one page: the price, the fees, the repairs, the days to close and the net at closing for each. Built from your house, current comparable sales, the offers we request for you and repairs priced by our contractors. No charge, no obligation.
Example numbers only. Fees vary by path and by house, and the net is shown before any mortgage payoff. Your report uses your house, current comparable sales, actual offers and actual repair estimates. The shaded cell is the leader on each line.

They made sure to answer all of our questions and address any concerns we had. They went above and beyond to ensure that we were comfortable and happy with our experience. We highly recommend Jess & Coby for any of your needs, they truly are a wonderful team to work with. Thank you for everything!
Only if price is the problem. A price cut on a house with a presentation problem wastes money, and a price cut on a house that needs work often still leaves it sitting, because the buyers who are seeing it do not want a project. The diagnosis comes first.
Sometimes. More often it is a price and strategy problem that nobody pushed back on. Ask for the showing feedback and the marketing that ran. If you cannot get either, that tells you something too.
A fresh listing with a new price, new photos and a real plan can reset buyer attention. A fresh listing with the same price and the same photos does not. If you relist, change what was wrong.
Then stop marketing to buyers who need them done. Investors on our list buy houses as they stand and compete for them. The Options Report shows what that nets next to listing after repairs.
We can answer general questions, but we will not advise you on a listing that another brokerage holds under contract. Once the agreement has expired or been released in writing, bring us the history and we will go to work.
Nothing, and it does not obligate you to list with us. You get a written read on what went wrong and what we would change.
We will contact you the same day. No obligation, no fee for the report.
