Get the most from your home.

A full service listing, priced from real comparable sales, marketed to every buyer and every agent so the buyers compete, and negotiated on your net, not just the price. This is how most sellers keep the most, and we show you the number before you commit to anything.

Where the money comes from

Top dollar is not luck. It is three decisions.

01
Priced from real sales

We pull the comparable sales ourselves and price to the market this month, not to a number that feels good at the kitchen table. The wrong price costs more than any commission, because the first two weeks are when the most buyers are watching.

02
Prepared without overspending

Our contractors price the prep list, and we tell you which items pay back and which do not. Paint and a deep clean usually do. A full kitchen remodel usually does not. You spend where buyers will pay you back and nowhere else.

03
Marketed so the buyers compete

Photos, a floor plan, the MLS, the portals and every agent in the area, launched together so the first weekend brings everyone at once. Competition sets the price. One buyer at a time never does.

Would rather skip weeks of showings? Sell without the stress is the other door.

Negotiated on your net

The highest price is not always the most money.

Offers get compared on net and on risk, not on the headline. A buyer who offers more but needs you to cover an appraisal gap, asks for credits after the inspection, and has to sell their own house first may leave you with less, later, and less certainly, than the buyer who offered a little under.

We read the buyer's financing before you accept, so we know which offers will actually close.

What we do differently

We know which offers will close.

We read the buyer's financing.

We check what the buyer's lender will and will not allow before you accept. The offer that closes beats the offer that looks best.

We do not buy houses.

No side bet on your decision. We earn when the sale that is right for you closes, and not before.

Contractors price the prep.

Before you spend a dollar, our contractors price the list and we tell you what pays back. The goal is to spend less than you planned and net more.

Closing is already lined up.

Our closing attorney, title and insurance partners are on the bench before you call, so the last mile of the sale is handled by people who do it every week.

The Seller Options Report

This is what you get before you decide anything.

Both paths on one page: the price, the fees, the repairs, the days to close and the net at closing for each. Built from your house, current comparable sales, the offers we request for you and repairs priced by our contractors. No charge, no obligation.

Questions sellers ask

Straight answers about listing for top dollar.

How much does it cost to list with you?

Commission is negotiated in writing before we list, and the Options Report shows it inside your net so there are no surprises at closing. Every fee, including any brokerage fee, is written into the listing agreement before you sign.

Do I have to make repairs before listing?

No. Our contractors price the list and we tell you which items pay back. If the answer is none of them, we list as is and market the house to the buyers who want it that way.

How do you decide the price?

From the comparable sales we pull ourselves, adjusted for your condition and your street, and set to the market this month. We show you the sales behind the number, and we tell you when we would price a little under to bring more buyers through the door.

What if the first weekend brings no offers?

Then we read the showing feedback and adjust the one thing that is wrong, price, presentation or the buyer pool, instead of waiting. Why a house sits explains how we diagnose it.

Can I compare a cash offer at the same time?

Yes. The Options Report puts the cash offers next to the listing numbers, so you see the gap before you decide. Many sellers list after seeing it. Some take the offer. Both are fine.

Who handles the closing?

In Georgia a closing attorney handles the closing. Ours is on our bench, along with title and insurance partners, so the contract, the payoff and the funds are handled by people we work with every week.

We will contact you the same day. No obligation, no fee for the report.
